What is your payment and cancellation policy?

Full payment will be taken upon booking. Any additional costs can be settled on departure.

If you need to cancel your reservation, please notify us at least fourteen days prior to your arrival date and your payment will be refunded in full. If you cancel after this date, we will refund 50% of the total payment.

Group bookings (of three or four rooms under one name) are only refundable up to two months prior to the arrival date.

Can I stay without dining?

We ask that all guests dine in the restaurant at least one night of their stay. We will contact you ahead of your reservation to confirm your dining preferences.

Can children stay in The Rooms?

Whilst children are welcome to stay at Osip, we don’t provide cots or facilities. Children over the age of six should book an additional room please.

Children dining in the restaurant with us must select the same menu as the adults.

Do The Rooms allow dogs?

Unfortunately, we do not allow dogs in the rooms.

Are The Rooms accessible?

Due to the original layout of our heritage property, we are unfortunately unable to offer easy access for guests with mobility issues.

Please contact us should you have any concerns prior to your arrival.

Other Policies

Reception

Our reception team is available from 09:00 to midnight each day.
Doors are locked from 00:30 to 07:00. When you check-in, we will inform you of the night time access procedure.

Security

Whilst there are alarms and CCTV on the premises, all guests are responsible for their own belongings. We recommend that you keep your room locked at all times.

Lost Property

If you leave anything behind, we will happily post it to you. Any forgotten items not claimed within six weeks, will be given to charity or disposed of accordingly.

Damages

Guests are liable for any damages caused during their stay.

Osip is a no-smoking guest house. Anyone smoking or vaping in the building, will incur a £100 penalty (charged to the card used at the time of booking).

Our keys are made especially for our hotel and the fobs are handmade for us by Bill Amberg. If you lose your keys or take them home and do not return them, you will be charged £150.

Payment Policy

Full payment will be taken for the room at the time of booking, and we may pre-authorise a credit card for any charges that you may be likely to incur during your stay. This pre-authorisation may also include an amount to cover a security bond/deposit for damages or incidental charges you may incur during your stay. No money is taken from your credit card, but it will show as a pending transaction. The authorisation of your card will last the length of your stay. Card refunds generally take between 3-10 working days to process, and pre-authorisation releases take up to 31 days to process, depending on the individual bank policies.

Please see our cancellation policy if you need to cancel or make changes to your reservation. In the event of a no-show or early departure, the full booking amount will be charged. For group bookings or buy-out events, additional payment terms may apply.

Any disputes regarding payment should be raised at check-in.
